To rent a home from Stubor, you need to meet the requirements below. The final assessment is always made by Stubor. '''Basic requirements for rental agreements''' '''To be able to sign a rental agreement, you must:''' • Be over 18 years old • Have a Swedish personal identity number or coordination number • Have sufficient income to cover the rent according to the applicable flat rate • Have taken care of previous rent payments and accommodation • Can provide housing references if necessary • Live in the home yourself and be registered there • Have valid home insurance Stubor can take credit information and request housing references. '''Income''' The income must allow for a reasonable standard of living after paying rent. The following incomes are acceptable: • Salary, pension or income from your own business • Unemployment compensation, sickness or activity compensation, parental allowance • Child benefit, maintenance allowance, housing allowance/supplement • Establishment allowance, student support • Maintenance allowance and capital income Income can be added together with co-applicants (spouse/partner or sibling) who meet the basic requirements and will remain living in the home. A guarantor or deposit may be accepted in some cases. '''Population registration''' You must be registered at the correct address and report changes to the Swedish Tax Agency. Checks may be made to prevent unauthorized subletting. '''Subletting''' Subletting is only permitted after written approval from Stubor and for a limited period, for example when studying or working elsewhere. • The first-hand contract is never transferred • The first-hand tenant is fully responsible during the rental • Short-term rentals via, for example, Airbnb are not permitted • Illegal subletting can lead to termination
